Recognize when the Borrower is an Entity
Cotality has identified scenarios where the borrower on a LoanSafe request is an entity rather than an individual. These entities purchase homes and provide alternative paths to homeownership for individuals who may not qualify through traditional mortgage programs.
LoanSafe's Occupancy Analysis is designed to identify undisclosed real estate owned (REO) by individual borrowers. To accomplish this, LoanSafe performs:
A MERS inquiry
A search of the Cotality consortium database
Proprietary occupancy logic
Because these entities may own a large number of properties, Occupancy Analysis can generate excessive results, causing reports to time out.
To address this issue, LoanSafe now identifies specific entity borrowers and suppresses Occupancy Analysis, including:
MERS inquiries
Consortium database searches
Proprietary occupancy logic
This allows the report to complete successfully while avoiding occupancy-related processing and alerts that are not applicable to entity borrowers.
If a LoanSafe request contains both a recognized entity borrower and an individual borrower, Occupancy Analysis will continue to be performed for the individual borrower. Only the recognized entity borrower will be excluded from Occupancy Analysis processing.
New Alert
When a recognized entity borrower is identified, LoanSafe will generate an alert indicating that Occupancy Analysis was not performed because the borrower was identified as an entity.

Entity Borrower Support
LoanSafe now supports select entity borrowers for applicable fraud analysis workflows. To learn which entity borrower types are currently supported and to discuss your organization's specific use cases, please contact your Cotality representative.
Configure Liens & Judgments Filing Types
LoanSafe now allows clients to configure which Liens & Judgments filing types are returned in their LoanSafe results. Previously, all filing types provided by the vendor were included in the response.
This enhancement gives clients greater control over the filing types included in their results, helping them focus on the records most relevant to their business needs.

FAQs for Insufficient Data Icon
FAQs have been added to the Insufficient Data icon in the Confirmation of Searches Performed section of the LoanSafe report. The FAQs provide additional context as to why a watchlist search was not performed, helping users better understand common scenarios.
Override Common Company Name Logic in LoanSafe Connect
LoanSafe uses Common Company Name Logic to help reduce false positive results by identifying company names that contain generic business terms such as Mortgage, Realty, Title, Financial, etc.. These company names may be marked as Insufficient Data and excluded from watchlist screening.
For clients who need to screen these types of company names, a new Override Common Company Name Logic option is available on the Watchlist Screening page in LoanSafe Connect.
When Company is selected as the Search Type, users can enable Override Common Company Name Logic to bypass this validation and perform the watchlist screening.
Note: Enabling this option may result in a higher number of potential matches and false positive results.
Add Loan Number to the Alerts Detail tab of the Top Alerts Report
The Top Alerts report includes three tabs: Top Alerts, Loan Detail, and Alert Detail.
To improve report usability and make it easier to identify and research individual loans, the Loan Number has been added to the Alert Detail tab of the downloaded report.
Whitelist Logic for Watchlist Screening page in LoanSafe Connect
The Watchlist Screening tab in LoanSafe Connect allows users to perform one-off watchlist screenings when a new LoanSafe report is not required.
Whitelist logic has been added to the Watchlist Screening process to align the results with standard LoanSafe watchlist screening behavior. For clients that maintain a whitelist, approved whitelist entries will now be considered during screening, helping to reduce false positive matches and improve the accuracy of watchlist results

Rename the Alert Reference Guide
The Alert Reference Guide available from the Download Data menu in LoanSafe Connect has been renamed from CoreLogic Alert Reference Guide to Cotality Alert Reference Guide. The updated name is reflected in both the user interface and the downloaded file.
Note: Because the LoanSafe Suite comprises LoanSafe Risk Manager, Fraud Manager and Collateral Manager, all changes and additions apply to all versions of the LoanSafe report unless otherwise noted.
